One janitorial vendor for FM portfolios across the Bay Area and Sacramento
National and regional facility management companies can put their contract straight with Fieldstone Janitorial, which can cover Bay Area and Sacramento-region buildings through one account manager and one schedule.
Is this the right page for you?
It is if your company manages facilities for someone else and part of that portfolio sits in Northern California. Plenty of national and regional FM firms carry a scattering of sites here (a suite in San Mateo, a clinic in Fremont, a distribution building near Rancho Cordova) and need one cleaning company that can reach all of them. Fieldstone Janitorial is a regional janitorial company covering the Bay Area and the Sacramento region, and you can contract with us directly.
Across those two regions the building stock runs from downtown office towers and suburban office parks to medical and dental suites, shopping centers, schools, churches, warehouses and apartment common areas. Our crews clean every one of those property types, so routing a mixed portfolio to a single vendor is practical rather than a stretch.
What does your vendor file need from us?
Usually three things: documents, coverage and confidence in the people who will hold keys to your client’s building. The documents start with our vendor packet, which our operations team sends by email once you ask for it through the contact page.
Coverage comes next. We name the FM firm and the client it represents as additional insured whenever you request it, and a certificate showing that goes out to you within 1 business day. Behind that paper sits our general liability, written at $1M for any one occurrence and $2M in total, an umbrella layer, and workers’ compensation.
For the people, each of our cleaners clears a background screen first, before setting foot in any building of yours, and crews arrive dressed in company uniforms. Secure properties often add their own steps, such as further screening, building badges or an escort on certain floors, and our crews meet whatever the site sets.
How do tickets reach us, and what keeps them on budget?
Through your work-order system, whichever platform your firm has chosen. We accept, update and close tickets there so your dispatch team keeps a single view of every vendor.
We treat each ticket’s not-to-exceed (NTE) figure as a hard stop. Should the job on site prove bigger, the crew pauses and we request your approval for the added cost before continuing.
Urgent tickets receive a reply on the same day they are opened, and urgent phone calls are covered on nights and weekends. We can be reached 24/7, and non-urgent requests are answered within one business day.
Can you confirm the work without a site visit?
Yes, from three angles. First, our crews clock in and clock out of every building on every visit, so attendance is documented site by site.
Second, an urgent ticket or one-off job closes with photos or a written completion note sent to you. Third, our supervisors inspect the buildings and pass their reports or scores along to your team.
For a firm with sites in two regions, that matters more than usual. A Bay Area coordinator can close an Elk Grove ticket from the photos or completion note, and a Sacramento-based manager can review a Sunnyvale inspection score, all without anyone getting in a car.
Who answers for a portfolio spread over two regions?
Every site your firm assigns to us answers to one named account manager, whether the address is in Oakland or Folsom. If you cannot reach that person, our operations manager is the next escalation contact.
Several buildings can come on board at the same time and run from a single schedule, so a regional rollout doesn’t have to trickle in one site at a time. Invoicing follows your setup: one invoice per site or one per ticket, and each invoice lists the location plus the work order number.
Which kinds of tickets fit Fieldstone?
Recurring work is the backbone: nightly janitorial service, office cleaning for suites and floors, and day porters for lobbies and restrooms during the business day.
Periodic and project tickets fit too, from floor stripping, refinishing and concrete scrubbing to carpet extraction, periodic restroom deep cleaning, and a post-construction clean ahead of a tenant’s move-in date.
We also clean buildings whose routines differ, including medical and dental offices, shopping centers and warehouse and light industrial buildings.
How fast can a building start?
Our usual rhythm: we tour each new building inside 2 business days, and its first cleaning lands inside a week. Each walkthrough sets the frequencies, access arrangements and any client rules for that building.
To get the vendor packet, send a note from the contact page naming the cities where your sites sit. The operations team will email the packet and the account manager will follow up to book walkthroughs.
A few useful answers
Common questions.
Do you carry umbrella coverage on top of general liability?
Yes. Fieldstone keeps an umbrella policy over its general liability, which carries $1M per occurrence and $2M aggregate.
Will the crews at our sites be in uniform?
Yes. Every crew we send works in company uniforms, and each member has passed a background check before starting on a site.
Can Bay Area and Sacramento-region sites be invoiced the same way?
Yes. Pick one invoice per site or one per ticket for the whole portfolio, and each one shows the building’s location and your work order number.
Can Bay Area and Sacramento-region sites share one account manager?
Yes. One named account manager covers every site your company gives us, with our operations manager as the backup escalation contact.
