Commercial floor care from Fieldstone.

Floors show the age of a building faster than anything else. A dull entrance, a gray path down the main corridor and dark grout in the restrooms make a clean building look tired.

Fieldstone matches the method to the floor. Vinyl tile is scrubbed and burnished, then stripped and refinished when the finish wears thin. Ceramic and porcelain tile get deep scrubbing and grout cleaning. Concrete is machine scrubbed, and marble and terrazzo are cleaned and polished back to a shine.

Floor work is booked for evenings and weekends, and the area is ready to walk on before your people come back.

Step by step

How it works.

01

Identify each floor

Vinyl tile (VCT), ceramic, concrete, marble, terrazzo or vinyl sheet.

02

Set the cycle

Burnishing, scrubbing and refinishing at the right intervals.

03

Work while you’re closed

Evenings and weekends, with the area roped off.

04

Protect it daily

Nightly dust mopping keeps grit off the finish.

Two layers of floor care.

Every hard floor gets two kinds of care. The nightly crew removes the grit, because grit under shoes works like sandpaper on a finish. The floor crew comes on a calendar to restore what the traffic wears away. Skip the first and the second never lasts; skip the second and the floor slowly goes dull no matter how clean it is.

A typical calendar might burnish a busy lobby every couple of weeks, scrub corridors monthly and strip and refinish the whole run once a year in summer. Ours is set from your traffic. The guide on reading floor wear shows what to look for.

Floors by building type.

Schools put heavy wear on hallway tile, which is why summer break is refinishing season. Shopping centers and stores need entrances that stay bright through rainy months. Warehouses and showrooms have bare concrete that needs regular scrubbing. Lobbies with stone-look vinyl plank or sheet flooring need the right cleaner and pad, not the harshest one.

Floor care works on its own or alongside recurring janitorial service, and new floors after a remodel can start their program right after the construction cleanup.

Three heavier floor services.

Strip and refinish, often called VCT strip and wax, takes worn finish down to bare tile and builds fresh coats back up. It is the reset that lets burnishing hold a shine again for months.

Concrete floor scrubbing sends an auto-scrubber down warehouse aisles, showroom floors and loft offices to lift tire marks, dust and dried spills. Floor area, condition and frequency set its price, so we quote it once we have seen the floor.

Natural stone care covers marble and terrazzo: a deep clean that draws soil out of the surface, then polishing that brings a lobby floor back to its shine.

How commercial floor care is priced

Periodic floor care is priced per square foot, per job, with a minimum charge for small areas. Across the region, stripping and refinishing vinyl tile typically runs $0.45 to $1.00 a square foot in 2026 market pricing, from Sacramento-area jobs at the lower end to San Francisco work at the upper. Simple scrub-and-recoat work on open floors starts near $0.35, and heavy restoration of stone, terrazzo or badly built-up finish climbs to $3.00. Our guide to cleaning costs lists these beside carpet and porter rates.

Say a Santa Clara R&D building has a 2,600-square-foot run of VCT: a main corridor, a breakroom and a copy room. A full strip with fresh finish at $0.80 a square foot comes to $2,080 for the job. Burnishing between strips costs less per visit and pushes the next strip further out. A single small restroom floor falls under the minimum charge, so it makes sense to book it alongside other floor work.

The floor type sets the method, and the method sets the price. Vinyl tile, concrete, ceramic with dark grout and natural stone each take different machines, chemicals and drying time. Old finish that has built up for years takes longer to strip. Moving furniture, working around equipment that stays put and the number of coats you want all add hours. Work is booked for evenings and weekends so floors cure before people return, and weekend-only access in a busy tower costs more than a weeknight in a quiet one. We measure each floor on the walkthrough and price it in your written plan and quote.

A few useful answers

Common questions.

How often should commercial floors be refinished?

Busy entrances and corridors often need it once or twice a year, and quiet rooms much less. We set the cycle from your traffic.

Will floor work interrupt our business?

No. It happens after hours or over a weekend, and the floor is dry and ready when you open.

Do you clean tile grout?

Yes. Deep scrubbing lifts the dirt that settles into grout lines in restrooms, kitchens and entries.

Can floor care be added to an existing janitorial plan?

Yes. Floor work slots into the same plan on its own cycle, so one schedule covers both.

Do you work on stone-look vinyl plank and sheet floors in lobbies?

Yes. Vinyl plank and sheet flooring is cleaned with methods suited to it, and finished where it takes a finish.

Can floor work be done in sections so part of the building stays open?

Yes. We rope off one area at a time and move through the building over one night or several.

What does a refinishing night look like?

The area is cleared and roped off, the old finish is stripped, the tile is rinsed, fresh finish goes down in thin coats and the room is left to cure.
