Commercial carpet cleaning
Commercial carpet cleaning for offices, corridors, classrooms and common areas, using hot-water extraction plus spot work on stains.
Carpet hides dirt until it can’t. Then the paths from the door to the desks turn gray, coffee spots spread near the kitchen and the whole room looks older than it is.
Fieldstone uses hot-water extraction to flush grit out of the pile, with spot treatment for stains and closer attention to the lanes people walk every day. Regular vacuuming on your janitorial visits keeps the results going longer.
Extraction is scheduled for evenings or weekends so carpet has time to dry before anyone walks on it.
Step by step
01
Traffic lanes, stains and the spots people complain about.
02
Full extraction, lane cleaning or spot work.
03
Evenings and weekends, with time to dry.
04
Regular vacuuming between extraction visits.
A vacuum lifts the loose soil sitting near the top of the pile. The sandy grit and oily film that shoes carry in sink lower and cling to the fibers, and that layer is what turns a walkway gray. It’s also why a spot comes back a week after you cleaned it: the soil underneath wicks up as the carpet dries.
Hot-water extraction rinses that lower layer out and pulls the water back up with it. Cleaning the walkways on their own cycle, between full extractions, keeps the room from looking patchy.
Offices have carpet in work areas and meeting rooms, often with tile at the kitchen and entry. Classrooms take spills, crayon and constant chair traffic, so summer and winter breaks are the time for extraction. Churches carry carpet in sanctuaries, aisles and classrooms that sees heavy use on weekends.
Pair extraction with nightly office cleaning so the carpet is vacuumed between deep cleans, and with hard floor care for the tile at the edges.
Hot-water extraction for commercial carpet is priced per square foot, each time it’s cleaned. Across the cities we serve, published 2026 market data puts the usual range at $0.20 to $0.44 a square foot per cleaning, rising from the Sacramento suburbs toward San Francisco. Open areas with light soil start near $0.12. Heavily stained carpet, tight rooms full of furniture and stairs reach $0.70. Our commercial cleaning cost guide sets carpet work beside the other services.
Picture a San Mateo office with 6,500 square feet of carpet across open work areas, two conference rooms and a long main corridor. Extracted at $0.28, one cleaning runs $1,820. Twice a year is typical for offices, with the traffic lanes and the stretch outside the kitchen done more often. Spot work on fresh stains between visits keeps the full cleanings further apart.
Soil level and access do most of the pricing. A carpet that has gone two years without extraction takes more passes than one done every six months. Rooms with many desks and chairs take longer than open floor, and stairs and edges are slower still. Coffee, ink and rust stains need their own treatment. Drying time matters too, so extraction is planned for evenings or weekends, and weekend work costs more. We measure the carpet itself, not the whole building, on the walkthrough, and that footage goes into a written plan and quote.
