The space is the product.

A coworking operator sells a room before it sells a desk. A prospective member walks in for a tour, looks at the lounge, opens a phone booth, glances at the kitchen and decides on the spot whether the place feels worth the membership. Current members make the same judgment every morning they badge in. That puts cleaning closer to the front of the business than it sits in an ordinary office.

Fieldstone builds coworking plans around how a shared floor actually gets used: open hot desks that change hands every day, dedicated desks with someone’s monitor on them, locked private offices, meeting rooms booked by the hour, booths, a coffee bar that runs from early morning to late afternoon and an event space that may host a meetup on Tuesday and a workshop on Saturday.

Hot desks, booths and meeting rooms.

Open desks are the busiest surfaces on the floor. Each night the crew clears crumbs and coffee rings, wipes the desk tops and chair arms, pushes chairs back in and leaves cables and docking gear the way the operator set them up. A dedicated desk keeps its owner’s gear in place, and the crew wipes only the open surface beside it; laptops, notebooks and personal items are never moved or opened.

Phone booths get the attention their size hides: the glass inside and out, the door pull, the little shelf or table, the seat and the floor. Meeting rooms are reset for the next booking, with whiteboard ledges wiped, tables cleaned and stray cups and markers cleared. Interior glass gets the same care as the booths; our guide to glass doors and partitions explains how fingerprints and streaks are handled.

Private offices on each member’s terms.

Private offices inside a coworking space behave like tiny suites. Some members want a full clean every night, some want trash and vacuuming twice a week, and a few would rather nobody came in at all. The written plan lists each office and its routine, and the crew follows it suite by suite, using only the keys or access the operator hands over.

When a member moves out, the office can get a deeper turnover clean so it is ready to show the next day. When a new team moves in, its office joins the plan from its first week.

The coffee bar, kitchen and lounge.

Members spend more unplanned time at the coffee bar than anywhere else on the floor, and it shows. Counters, sinks, tables, appliance fronts and the coffee station are cleaned every visit, floors are mopped and recycling and compost are sorted into the right bins. Sofas and armchairs in the lounge get vacuumed, and side tables get a wipe.

Operators who would rather not manage a snack order can add breakroom and pantry restocking, so coffee, snacks and drinks are put out on a set schedule. Paper towels, hand soap and liners for the restrooms and kitchen can come from us as well, or we can restock them from what you already buy.

Events, late nights and Monday mornings.

Shared workspaces rarely close at five. Members stay late, events run into the evening and some locations keep the doors open around the clock for badge holders. The plan sets a cleaning window for each zone, so the event space and kitchen can be done after the crowd thins while a quiet corner of desks is left for anyone still working.

After a big member event, an extra visit can be booked so the floor looks right by morning. Locations with heavy daytime traffic can add day porter hours to keep the kitchen, restrooms and lounge in shape between the morning rush and the afternoon tours.

Carpet and hard floors under rolling chairs.

Rolling chairs grind dirt into carpet under the desks, and the path from the entry to the coffee bar shows wear first. Nightly vacuuming keeps it in check, and periodic hot-water carpet extraction lifts the traffic lanes and spills that vacuuming leaves behind. Polished concrete, tile and wood-look floors in lounges and kitchens are damp mopped each visit and machine scrubbed on a schedule set in the plan.

From city centers to suburban hubs.

Shared workspaces in our area run from multi-floor locations in downtown San Francisco, Oakland and San Jose to smaller hubs in Palo Alto, Walnut Creek, Roseville and midtown Sacramento. A downtown location with several floors and an event hall needs a different rhythm from a single suburban floor with twenty desks, and each plan is written for the space in front of us.

Getting started is one visit. We walk the floor with your community manager, note which rooms are booked when and which offices are off limits, and send back a written plan that lists every zone, task and night. Supervisors then inspect the work, and our cleaners are background checked before they are trusted with your badges and keys. To book that first look around the floor, send us your details.

A few useful answers

Common questions.

Our members work late. When does your crew come in?

The plan sets a cleaning window that fits your floor, usually late evening once most members have left or early morning before the first arrivals. Kitchens and event space can be done first, with the desk area saved for the end of the visit.

Will cleaners move the things members leave on their desks?

No. Whatever a member leaves out, from a laptop to a stack of papers, is left as found. The crew wipes the clear parts of each desk and the chair, and empties the trash beside it.

Our landlord wants proof of insurance from every vendor. Can you provide it?

Yes. Fieldstone carries insurance and workers’ compensation coverage and is bonded. We issue a certificate of insurance to each client, ready to forward to your landlord or property manager.

Can a private office be skipped on nights the member asks?

Yes. Each private office has its own line in the written plan, so a member can choose fewer nights or none, and our cleaners stick to it office by office.

We host a member event on Thursday. Can the space be ready by Friday morning?

Yes. An extra visit can be added after the event to clear the kitchen, reset the room and clean the restrooms, so members arrive Friday to a normal-looking floor.

Tell us about your building. We’ll take it from there.
