Janitorial services from Fieldstone.

Recurring janitorial service is the work that keeps a building livable: restrooms cleaned and stocked, trash out, floors cared for and every shared surface wiped. Done well, nobody talks about it. Done poorly, everybody does.

Fieldstone sets your plan room by room after walking the building with you. Busy restrooms and breakrooms get attention on every visit, while quieter offices and storage rooms move to a lighter rotation that still keeps them tidy.

Crews follow the same written routine each night, and supervisors look over the results so the standard holds month after month.

Step by step

How it works.

01

Walk the building

We tour every floor with you and note how each room is used.

02

Set the routine

Each area gets a task list and a frequency, written into your plan.

03

Clean on your clock

Background-checked cleaners arrive after your people leave.

04

Check the results

Supervisors look over the work and adjust the routine with you.

What a written routine does for you.

The plan we send after the walkthrough is more than a quote. It lists every room and area in the building, the tasks done there and how often they happen. Crews work from it, supervisors check against it and you can hold it up and see exactly what you are getting.

Take a two-story office as an example. Upstairs restrooms and the kitchen are covered every night, the lobby glass and entry mats too. Private offices are dusted and vacuumed twice a week, and the storage room gets a pass on Fridays. When something changes, the page changes, and every crew member sees the new version.

Signs your cleaning has slipped.

Cleaning usually slips slowly, not all at once. Soap dispensers run dry by Wednesday. Dust lines appear along the baseboards. The restroom smells stale by noon, bins still hold yesterday’s liners and somebody on staff has started wiping the breakroom counters themselves.

Bring those details to the walkthrough. They go straight into the routine so they stop happening. Our guide to reading a cleaning quote helps you compare plans, and buildings that wear down during the day can read about adding a porter.

How recurring janitorial service is priced

Recurring janitorial service is priced by the square foot, per month. Across the cities we serve, a five-night program usually lands between $0.15 and $0.25 a square foot each month, with Sacramento-area buildings toward the low end and Bay Area towers toward the top. Large, open buildings with light use start near $0.10, and big San Francisco programs with heavy traffic and a long task list reach $0.46. Those are 2026 benchmarks from published market data, and our cost guide breaks them down by city.

The math is footage times rate. Take an 18,000-square-foot Oakland building with two office floors, a shared kitchen on each and six restrooms. Cleaned five nights a week at $0.20, it comes to $3,600 a month. Move the quieter floor to three nights and the total drops, because the crew spends fewer hours inside. Add a midday porter and it climbs.

Frequency and footage move the price most. After those come the number of restrooms and breakrooms, the mix of carpet and hard floor, and how the crew gets in after hours. A high-rise with one freight elevator and badge checks at the loading dock takes more time per night than a ground-floor suite. Labor sets the floor, and local wage rates differ from city to city. Floor refinishing and carpet extraction are priced as their own lines. Your number comes from an on-site walkthrough, followed by a written plan and quote built room by room.

A few useful answers

Common questions.

How do we pick the right number of cleaning nights?

Busy buildings usually need five nights. Smaller or lightly used spaces often do well on two or three, with restrooms covered on every visit.

Can the plan cover several buildings on one property?

Yes. Each building gets its own routine, and all of them sit in one written plan and quote.

What changes when we switch to Fieldstone?

We line up the start date with the end of your current service, so the building never misses a night of cleaning.

What happens if a task is missed one night?

Tell us in the morning and it is taken care of on the next visit, and the supervisor notes it so it doesn’t repeat.

Can the routine change with the seasons?

Yes. Rainy months, holiday closures and busy seasons can each shift the plan, and we update it in writing.

What does a supervisor check look like?

A supervisor walks the building with your written plan in hand, room by room, and notes anything missed so the crew puts it right on the next visit.

How are keys and alarm codes handled?

We set them up with you before the first visit, and the plan records who holds what and how the building is locked up.
